Looks like Malawi will have to wait — Madonna is moving to the Upper East Side, The Post has learned.
Madge has signed a contract to buy a four-story, Georgian-style townhouse on East 81st Street for about $40 million, sources said.
That’s some $5 million less than the original asking price.
“The townhouse is perfect for Madonna,” according to one source.
“She’s trying to recreate London in New York City, and this is in the style of a London townhouse.”
But her new home in what brokers call the “Far East” does not appear to be all that much of a bargain.
No residence in that area “has ever sold for $20 million, let alone $30 million — or ever will again,” said one broker who asked not to be identified.
The kaballah convert will also find the house has bad vibes — specifically from the Lexington Avenue subway.
People inside the 26-room mansion can hear and feel the trains coming through, according to one visitor.
But on the plus side, the double-wide mansion does have a two-car garage, a 3,000-square- foot garden, nine fireplaces, an elevator and a wine cellar with a grotto.
And with 13 bedrooms and 14 bathrooms, it certainly has the space to accommodate Madonna’s family, which — at this point — does not include even a semi-permanent replacement for ex-hubby Guy Ritchie.
While Madonna, 50, originally turned up her nose at the location — between Lexington and Third avenues — the home’s style and garage proved irresistible, according to the source.
But it’s not yet in move-in condition.
The Material Girl plans extensive renovations, along with major security upgrades.
To further reproduce her British lifestyle in New York, Madonna is continuing her quest for an English-style home in the horse country of the East End of Long Island or Westchester.
Madonna said she’d move to Malawi after a judge there ruled earlier this month that she could not adopt a second child — Mercy James, 4 — from that country because the singer had not lived there the required 18 months.
“Madonna has a big beautiful plot of land over there already,” a source told The Sun newspaper in London.
“She’s planning to build a girls school. But she’s gone back to the designers and asked if they could accommodate a family home on the plot or on adjacent land.”
She already has three kids, Lourdes, 12, Rocco, 8, and David Banda, 3, whom she adopted from Malawi in 2006 after a more sympathetic judge gave his approval.

Hey, I hope Madonna knows what she is doing with this purchase. We all know, that she is careful with her money, but I hope she doesn’t go bankrupt. I mean, she just had to pay out about 70-90 million to Guy as her divorce settlement , now this alleged purchase for about 40million, not to mention the taxes on her various other properties, and her jet-set lifestyle. Now I’m beginning to see why she may have extended her Sticky & Sweet tour this summer. Sister needs to pay out and needs the cash. I mean, she’s never extended a tour. Once she is done w/a project she moves on and doesn’t look back. Even if she sells her Upper West Side apartment, given the current economy and real estate trends, she is not going to get close to 40-million.
I just don’t want to see her become pathetic (yet for another reason)and have to auction off her lingre and other things like Jackson has to.
What A Day!!!
Okay, this may be hard to believe but what I’m about to tell you all is the honest truth….
So, I live here on the Upper East Side in Manhattan, had the day off today so decided that since the new place Madonna has supposedly bought is a couple of blocks away from me I’ll go check it out. I walked from my apartment to East 81st Street to the townhouse in question. There were a few other people in front of the place pointing and gazing at it, as they walked on by. Already the place is drawing a crowd. The townhouse is on the south side of the street and is pretty much smack dab in the middle of the block. The residence itself is quite big, okay on the outside, but lacks any major fencing or “wow” factor. The rest of the block is pretty dull-appearance (in comparison to the townhouses located further up the street btwn 5th Ave and Park Ave) with wall-up apartments around it, and ugly buildings across from it. Its between 3rd Ave and Lexington Ave, both of which are very busy and commercial. Though the subway runs under Lexington Ave, I doubt that she will be bothered by it, or feel any vibrations from it as the next stop is on 77th Street. The only major reason I can see why M would purchase this place is, the 2-car garages (as mentioned). No other townhouse on the block had any garages. So, this is an exception when it comes to NY real estate, and quite a hot commodity. I’m sure with M’s vision she will get better front security/fencing (b/c right now anyone can come up to the place and throw a stone or something), and maybe even alter the front a bit to give it something extra. Anyway, since it was a nice crisp Spring day here in NYC with slight overcast, I decided to walk to thru Central Park to the west side to M’s current resident. Just make it a tour type of day for myself, and get a good walk in.
I walked through the park to the west side and down to W. 64th Street where her apartment is. It was a nice breezy day, and the walk was fun and didn’t take long. I decided to just walk by the front of the building. And as I was walking by on the corner is her Escalade parked w/her driver (we’ve all seen him in pics… the Latin guy w/the mustache) sitting in there waiting. So, this means she is in town after all. So, I walk pass the building, I look into the courtyard and low and behold who is coming out of the building….no, not Madonna, but him! Argh! Him! Yes, Jesus has returned! Jesus Luz was coming out w/another guy. Both were in workout clothes w/backpacks. I quickly did a turn around and started walking the other way, they were behind me and then walk passed me, they then hailed a cab on the corner, and drove off (Sugar Mama must have given him some cab fare money and spending money for the day). Argh! I was so disappointed to see him. Ugh! I can’t believe he is back. I guess she is not done with him. Also for all of you that say, “so what he is an adult, she can do what she wants with him its okay”….let me tell you when you see this guy in person, you realize just how young he is and he really does look like a 21-yr old kid! Say what you will, but he is just a kid! He looks like a frigging spring-chicken that’s how young he appears, I mean he is young he is only 21/22. It sucks that she is still with him. Its just revolting. Who knows if he is shacking up w/her or not. Anyway, I went past the courtyard and asked the doorman (who was really nice) if she was in. He asked ‘she who’? I said, Madonna. He said, he thinks she is but he had just started his shift so he wasn’t sure. I asked if I wanted to leave a letter for her could I do it with him and would she get it. He said I could leave it since it would be considered mail and it would be put in her box. So may do that.
I didn’t stick around to see if Madonna would come out of the building b/c god knows how long that would take. I just felt bad that the driver has to sit in the Escalade the entire time, b/c as I walked by again to cross the street I looked in and he was dozing…haha. Poor chap. Anyway, it was an interesting day, a nice walk if anything. Only thing negative was seeing Jesus coming out of the apartment! Ugh!

I do think the guy is scary and a stalker. Why are you walking around looking at Madonna’s houses? Don’t you have a job or friends or something? I think that doorman needs to be fired. Everyone knows a doorman is not supposed to give out information about a building’s residents as to whether they are home or not to total strangers. For all he knows, a person could be a robber getting ready to rob someone’s apartment and trying to see if they are home or not. And why would he put a letter from a stranger into her mailbox. For all he knew it could be a bomb or something.

Awesome! Thanks for sharing that. I would take the time to go by her place in NYC if I lived there. I used to live by her in Los Feliz and would go by sometimes out of curiosity. I did luck out and see her with Lourdes by the Greek Theater, so I’m glad you shared this story! But, I hope you didn’t get that doorman in trouble!
People, I’m not a stalker. Easy with the comments. I just decided to have an interesting day out. And there were people viewing her new townhouse, and even some in front of her building. Its not like I sat there for hours and hours waiting for her. It was as I said it, just those few mintues that it took me to walk in front of the building. I’m guessing total time less then 5 mins.
And I’m not lying about any of it. I did see Jesus Luz. I didn’t see Madonna, not even sure if she was in the building or even in NYC. The doorman, wasn’t sure either b/c he said he was just starting his shift. I was presuming she was since her driver was sitting in the Escalade.

The big deal is, when jokes of those nature are made, some people take them to be the truth. If you make a joke about someone being a slut long enough, over and over, eventually it seeps into the public conscious and it becomes a fact, even though it may not be.

OMG – this is one of the worst locations to live in NYC – it’s basically a run down retirement community neighborhood – very loud, commercial and definitely not hip. I thought M was supposed to be so smart with her investments – the seller is laughing all the way to the bank – equally stupid is the fact that a family of 4 – soon to be 5 when Jesus moves in – needs a 25 bedroom home. Maybe all of her plastic surgeons are going to move in too.

Good for her!! She’s unbelievably successful and isn’t anywhere near slowing down, so much more success awaits her. It’s 12,000 square feet, which should leave about 500 square feet of living space once her ego moves in.
THAT AREA IS BORING!!!!!!!!..its a senior citizen friendly area….so Madonna will fit right in.

I live in Laguna Beach Ca…40M homes happen all the time here(someone purchased a home for 75M here last month. Kobe.). There definetly is two different worlds. But, if you have it, why not. I will say though…the more stuff you have the more stuff you have to deal with. And, money is sometimes more problems and good. I have seent that story too…aka Michael Jackson or Whitney Housten. Some folks have a big appetite and a big ability to handle all of that…I think Madonna is one such soul. In comparison to many…she has peanuts. Like Mr Gates.
I wish I was rich. Man, getting an ivy league education, then going on to med school, and now residency sure haven’t paid off. I don’t even want all the fabulous things Madonna has, I’d settle for some money just to pay off my student loans! For me, just that would be pure bliss. No more sending out checks every month to the student loan payments. I mean, just when you think you are done for the month, you gotta start up for the next one. (Sigh.) I can’t even fathom ever owning a $40-million anything in my lifetime let alone making that much money. Sucks being common folk. :(

Yes, noise and stuff that goes on in front of the house is one thing–but this house, being on the south side of the street, has that wonderful feature of its garden view facing south, too. So, the view with privacy gets the sun. You can keep the blinds closed on the north, street facing side, which is darker anyway. Whenever I wander around my Park Slope neighborhood dreaming of owning one of these townhouses, I always look for a house on the south side of the street.

I think Madonna is more worried about what’s on the interior of what she is buying, than whether it’s on the most perfect block.
She will make major renovations and most likely make the place sound prove as well as state of the art security system.
Interesting…I live on the Upper East Side, NYC. And only a few walking blocks of this location. IF in fact this is true and happens. I don’t know why M would want to buy a townhouse on that block, its pretty commercial and noisey. I would think she’d want a townhouse on a block more quiet, and a bit closer to Central Park. We’ll see what happens….
